Why Rent with Mackay Rentals?
Mackay Rentals specialise in property management. This means we understand property management as only a specialist can and offer the best possible service to our clients at all times. As a tenant you can be assured that you will have:
- Consistant contact point, you only deal with the Property Manager or Assistant as detailed in your sign-up pack. Need urgent repairs? Picture hooks on walls? Query about your rent payments? All these things and more can be answered by your Property Manager and their Assistant, no need to leave a message in the office and hope that "someone" will get back to you. Regardless of your inquiry you will deal with a familiar face who knows you and the property.
- Urgent repairs can be arranged via phone with the Property Manager's Assistant, all other maintenance/repairs or fixtures can be reported by filling in a maintenance request form which can be emailed directly from this site, faxed, posted or dropped into the office. We endeavour to have repairs carried out within 48 hours of receiving the request or 7 days for fixture requests eg pciture hooks to be added to the property as this can depend on contact with the owner.
- Choice of 14 different payment methods - we guarantee you will find a method to suit you. Please note that to protect the security of our staff Mackay Rentals is a cashless office.
- Connecting the telephone, gas and electricity is time consuming and often frustrating. To help you to settle in quickly with a minimum of fuss simply fill in a Fast Connect form and let someone else take the worry out to arranging these services for you. This service is FREE to all new tenants. (Some services may not be covered in some areas please ask your property manager for further details)
Payment Methods
In the interests of safety for our staff and clients Mackay Rentals is a cashless office. While we don't accept cash payments for rent we do offer 14 different payment methods:
- Centrepay
- Money Order
- Bank Cheque
- Stratapay (8 different options) contact us for further details
- Cosmos (3 different options) contact us for further details
Tenants should note that some payment methods may have additional fees charged by their bank or the institution providing the payment method. These fees are the responsibility of the tenant and are not included in the rental amount therefore it is advisable to enquire as to the full charges of each method before selecting one which suits you.
How do I Apply for a Property?
- Find a property you would like to inspect and check its availability.
It is the policy of Mackay Rentals that the property must be viewed by the applicant/s before submitting an application.
- Contact Mackay Rentals or call into the office to arrange an inspection. You will need Photo ID such as your Driver's Licence and a cash deposit - for properties in the Mackay city area a $75 is required, for country properties a $100 deposit is required. The keys must be returned within 1 hour within Mackay city and 2 hours for country properties, if the keys are not returned within the time frame the deposit money will be used to change the locks.
- Download a Residential Tenancy Application Package or obtain one from our Office. If you have several properties you are interested in applying for you will need to submit an application for the property you prefer and wait for that application to be processed before applying for additional properties. If your application is unsuccessful and you wish to apply for another property a new Disclaimer form needs to be completed. Prospective tenants should note that all properties managed by this office are protected by the Barclay MIS Landlord Protection Plan.
If your application is successful you will be required to have 6 times the weekly rental amount in cash or bank cheque to be paid at time of signing the lease. This amount consists of 4 weeks rental which is a bond lodged with the Residential Tenancy Authority and two weeks rent.
Please note that any of our tenants who are 4 to 7 days in arrears will receive a phone call or SMS text message asking for the rent to be paid. On the 8th day the computer automatically sends a Notice to Remedy Breach. On the day the tenants are given the keys to occupy a property, they are also given copies of all their paperwork including two signed condition reports which the tenant has three working days to return to our office. In the folder given to our tenants there are five mobile phone numbers listed for after hours situations. We also do interim inspections every 12-16 weeks. When our tenants vacate, office policy requires our Property Managers to do a vacate inspection within two working days of the keys being returned into the office.
- Take the completed Residential Tenancy Application Package including a separate Disclaimer Form for each property and 100 points of ID for each applicant into Mackay Rentals. Following is a list of how the 100 points can be achieved:
- Last 4 Rent Receipts #50 points
- Drivers Licence / Photo ID / Passport #50 points
- Health Care Card #30 points
- Current M.V. Registration Papers #20 points
- Minimum 2 references from previous L/L/Agent #20 points
- Electricity account, Gas account or Bank Statement #20 points (each)
- Copy of Birth / Marriage Certificate #30 points
- Rates notice if you own your own home or property.
- Allow 2-3 working days for the application to be assessed before contacting Mackay Rentals to see if your application was successful. If successful the Property Manager or Assistant will contact you to arrange a time to sign the lease.
